Job Description
JOB DESCRIPTION

Asset Planning & Operations
  • Develop and recommend strategies and business plans to maximize performance and enhance the assigned assets.
  • Responsible for the implementation of the business plan and asset management oversight of the assigned properties to successfully execute the stated financial and operational goals.
  • Analyses operating statements and identifies any variances as compared to historical performance and budget and incorporate an action plan as needed to proactively manage cashflow
  • Lead the preparation and approval process of property operating budgets and periodic forecasts
  • Develop and maintain a close working relationship with property management personnel and leasing agents at appropriate levels to successfully monitor the operations by conducting routine site visits and inspections, discuss leasing, occupancy, capex and/or renovation and asset enhancement initiatives to maximize the profitability of each asset.
  • Monitor progress of asset enhancement works and to oversee and coordinate the actions of the property manager and ensure that property managers provide timely operating and accounting information.

Market Outlook & Future-proofing
  • Keeping abreast with the economic outlook, supply-demand market and leasing environment and monitor the asset/portfolio lease expiries and reviews.  Oversee the progress and services of the leasing agents.
  • Understand the competitive environment and new technologies and trends that could affect the portfolio; develop plans to position the asset for the future

Reporting & Compliance
  • Consolidate and analyse data at individual property and portfolio level for periodic and ad hoc result announcements / investor meetings.   Lead quarterly and annual reporting of the portfolio
  • Assist in preparation of company annual reports and circulars
  • Manage data for sustainability reporting, safety performance and other green initiatives. 
  • Responsible to ensure all property and process audits are carry out as required and all findings are closed in a timely manner.

Support Investments & Divestments
  • When call upon, to participate in due diligence of proposed new investment acquisitions and preparation of acquisition support
  • Support Investment team in all Divestment initiatives and to prepare and manage the dataroom with all the requisite documents and due diligence queries and closure

Organisation
  • As a senior member of Asset Management team, he/she shall play a leadership role in providing guidance and direction to team members.
JOB REQUIREMENTS
  • Degree in Business, Real Estate or equivalent from a good university
  • Prior experience in asset management in office sector and operations
  • Minimum of ten years of experience in real estate asset management as a fiduciary, with at least 5 years of experience in a senior asset management role with a leading real estate asset manager or an S-REIT.
  • Good report writing, verbal, financial modelling and presentation skills
  • Independent and able to work under tight deadlines
  • Strong team player with exceptional interpersonal and communication skills
  • Ability to work collaboratively with other functional teams, such as finance, investments, legal, and capital markets.
