The Cisco Workplace Resources (WPR) Team builds a best-in-class workplace environment by providing services such as Real Estate, portfolio and asset management, property management, construction project management, workplace operations, facilities maintenance, and food services.
We have an exciting opportunity to lead Real Estate Transactions in APJC and oversee lease administration and real estate vendor/partner management in APJC theater.What You'll Do
Reporting to the Senior Manager of APJC / EMEAR Real Estate Transactions, you will be responsible for leading Cisco's APJC real estate transactions, lease administration and related finance and compliance activities in support of Workplace Resources (WPR) Plan of Property (PP), aligning lease transactions with Strategy & Planning portfolio guidelines and strategies, and M&A's site integration/divestiture strategy. Responsibilities
  • Leads and oversees all real estate programs and transactions that impact the APJC Theater
  • Oversees lease acquisitions and dispositions and complex transactions, such as real estate asset acquisitions, dispositions, sale lease back etc.
  • Enabler in resolving challenges encountered by the APJC lease administration team and their operations in management of rent payment, critical dates and broader support for corporate financial reporting and supports real estate vendor sourcing and management
  • Practical delivery and advisory experience from a whole lifecycle real estate perspective in the context of the Asia market
  • Well versed in the market, investment, financial and leasing knowledge
  • Proactively identifies and participates in the resolution of complex real estate challenges that impact Cisco's business and financial outcomes, such as investment, legal environmental and return to the office risks/hurdles
  • Will be called upon for your experience in enacting zoning, sub-division, variance, entitlement and entity management changes
  • Solve real estate issues/challenges involving return to office, changing market, financial and business environments
  • Always acts in fiduciary capacity for Cisco working closely with Finance, Tax, Risk, Legal and Compliance to ensure and drive the best decisions for Cisco though solid data and financial analysis/understanding.
  • Contributes to the development of annual organizational objectives/priorities
  • Uses data analytics and financial analyses (NPV, DCF, ROI, cashflow, P&L) to exercise judgment and identify and evaluate viable real estate options/solutions.
  • Determine how real estate transactions and decisions impacts WPR and Cisco's financial performance and the business requirements/location parameters
  • Determines the optimal structure for transactions by building in flexibility (e.g. contraction, expansion and termination options, traditional leases vs. serviced office leases)
  • Integrates feedback from clients, leadership and service providers into program and transaction recommendations
  • Collaborates with WPR leaders, S&P, Delivery, Finance, Legal, Sourcing and Governance
  • Contribute to global business, financial or process improvements within the Real Estate function
  • Typically, can be called upon to manage larger and more complex real estate transactions
  • Ensures specific and measurable targets are developed while monitoring and improving customer satisfaction with service quality
  • Oversees schedules and budgets to ensure goal attainment including RE Services Balanced Score Card metrics
  • Acts a steward for adherence to Cisco's governance, compliance and performance monitoring/management and policy needs
  • Manages the successful implementation and on-going functionality of Real Estate systems and processes and serves as the key liaison between WPR partner functions and external partners/sources
  • Communicates complex ideas in succinct and clear manner, anticipates potential objections and can persuade others, often at senior levels, to adopt a different point of view
  • Supports associated real estate metrics including the development of relevant RE market data for the global portfolio. This market data shall be comprised of submarket details, growth, contraction and market durations, mark-to-market rental rates (in order to establish Cisco's RE market competitiveness), and market valuations for Cisco's RE portfolio
  • Develops standards, tools, and knowledge requirements for skill and career development
Who You'll Work With
  • The role will serve as a key liaison with WPR Strategy & Planning, Theater (Regional) Delivery teams, Legal, Finance & Corporate Accounting, landlord/property managers and external/internal partners.
Who You Are
  • In depth knowledge and expertise in the real estate industry and working knowledge of corporate real estate related business disciplines
  • Bachelors or equivalent Degree with 7 to 10 years of related real estate industry experience
  • RICS qualification and Chartered Surveyor certification a plus
  • Advanced knowledge of project/program management methodologies a plus
  • Expert in real estate, leases, asset management, analytics, decision-making, influencing, and negotiating skills at an executive level
  • Communicates difficult concepts with clear concise communication style and works with others to embrace a different point of view
  • Interprets internal/external business challenges and recommends standard methodologies to improve products, processes and outcomes
  • Ability to monitor industry and market trends and translate to Cisco environment
