Logistics Portfolio (APAC)
The company is a European institutional investor progressively expanding its APAC real estate operations. This is driven by significant balance sheet capital to be invested in Asia across a broad investment style ranging from direct to indirect assets. It is undergoing a sustained hiring programme to build its core Asia investment and asset management team in Singapore. There is now an immediate need to secure a specialist as Portfolio Asset Manager for its logistics assets.
Based in Singapore whilst supporting APAC real estate investments, the Asset Manager will play a key role in providing technical due diligence, guidance and oversight through the full life-cycle commencing at the pre-acquisition stage through to post-acquisition performance management including monthly and quarterly reporting. Immediately managing approximately $1.5bn AUM (China and India), the position will be fully accountable for Greenfield and Brownfield assets whilst performing high-level management expertise relating to financials (budgets, CAPEX, OPEX, income, forecasting) and all specific technical detail, technical inspections, repairs and maintenance to ensure the assets are marketable to meet the needs of corporate tenants. Necessarily, the role will include evaluation of potential asset enhancement (AEI) whilst setting the scope of work and carefully monitoring the performance of development/construction as well as third party property and leasing managers. Given the technical expertise of the appointed individual, aside from the deal team, the role will play a pivotal part in supporting proposed investments for approval by an Investment Committee. This will include sharing market insights across the team and providing thought leadership with respect to logistics investment and exit strategy. Furthermore, there may also be a secondary opportunity to participate in some preliminary origination and deal underwriting for new investments.

Interested candidates will ideally be based in Singapore whilst offering strong Degree accreditation in Real Estate and/or Architecture/Engineering and at least 10 years relevant experience and which must include significant exposure to logistics assets complete with technical due diligence and performance management. Due to the APAC focus of the investment platform and the location of the existing portfolio, some regular travel can be expected. A basic understanding of finance would be desirable to support the financial due diligence process for new deals as well as for budget management and stewardship. As there will be significant exposure to China-based assets, Mandarin language capability will be preferred.
